Service Agreement

  1. River Valley By Owner is an advertising resource that brings home sellers together with potential buyers by means of the internet.  We do not represent the seller or buyer in any way and we do not receive a commission on the sale of any properties listed on our website.
  2. Our fee of $150 includes an unlimited listing on our website or until your property is sold, you list with a broker/agent or take it off the market.  The fee also includes the delivery and subsequent removal of a professional yard sign.
  3. The yard sign & brochure box will remain the property of River Valley By Owner.  You are responsible for maintenance, repair, placement and replacement of our yard sign.  You will agree to pay a $100 fee in the event of loss, theft, or damage beyond repair.  River Valley By Owner does not accept responsibility for accidental injury involving the yard sign or its placement.
  4. Seller needs to contact the appropriate agency to have utility lines marked to insure safe placement of the yard sign.  Minnesota property owners contact: Gopher State One Call or call 800-252-1166 and Wisconsin property owners contact: Diggers Hotline, or call 800-242-8511.  Most yard signs will be installed 24 to 48 hours after we are notified of utility lines being marked.  Email us @ info@rivervalleybyowner.com when done and where you want the sign placed.
  5. Seller needs to contact us when property is sold, listed with an agent/broker, or taken off the market and we will promptly pick up the yard sign.
  6. To ensure the integrity of our website, we will not list properties that are listed with a real estate agent, broker or other FSBO site.  If any of the above are discovered, the listing in question will be removed.
  7. We are unable to offer refunds since our expenses are incurred with the first few days of listing with us.
  8. The seller is responsible for the accuracy of the listing.  River Valley By Owner may terminate a listing for false or misleading content.
  9. Service is for a single property and non-transferable.
  10. If listing by mail, the listing will appear on our website within 3 days of receiving the listing information and payment.  Changes to the listing or open houses can be made either by contacting us or by logging in to the site.  Login information will be provided with receipt.
